We need your support to get this project off the ground in the final stages to move 32 acres under permanent community control to preserve affordability for future generations. We are fundraising $177,200 for Valley Community Land Trust before we close at the end of June. VCLT is under contract as the purchaser of the land, and will lease the land to Noble Home Design/Build for development and Valley Housing Co-op will own the duplexes and lease the land. Any amount raised above the cost of the land will be used as a permanent subsidy on the duplexes to make them affordable now and into the future.

Property:
The property is 32-acres with two existing duplexes with future development potential and has been previously approved subdivision. The location is less than 2 miles from the center of town, on the banks of the mighty Connecticut River, and adjacent to Greenfield’s most beloved conservation land.
Partners:
Valley Community Land Trust (VCLT) was established in 1977 to hold land and housing in trust as a sacred resource for present and future generations and insulate land from market pressures. VCLT holds over 200 acres of land in Franklin County, with 13 leaseholds (homes) in Colrain, Ashfield, Greenfield, and Wendell.
Valley Housing Co-op is a group equity housing coop providing the benefits of stable homeownership that is financially accessible and flexible like renting. VHC is receiving loans from the Cooperative Fund of the Northeast and Equity Trust to purchase the duplexes.
Noble Home Design/Build is owned by Noah Grunberg specializing in ecological design build including passive solar. Noble Home will be leasing land from VCLT to create a sustainable small home settlement with a vibrant community of 24 housing units with affordable and market rate units with small efficient homes with shared common space and preserving open space.
